You'd do one schedule E with a business use percentage of 3,300/4,000 or 83% You'd set up depreciation with the full amount of basis, and set business use to 83% The reason two Schedule E may be helpful down the road is if you plan to sell the property. 

Hello @Evan Thomas Andriola - I only have one property that does not have separately metered water for each unit (a Triplex with 2BR units).

Not your own rehab at your own property.

Long story short, I have no primary home and the property the guesthouse is being built on is a LLC with 3 years remaining of 20k PPP.

I am from the Hagerstown, MD area and was looking at a few potential investment properties in Cumberland.

The property has been 30 years since it has been updated and it is in need of a renovation.

I have some properties in Abilene and have really enjoyed the market there.

Do you have investment properties already or are you just getting started? 

We had a property with this type of sewer and replaced it with PVC, a much improved product.
