Based on some of the platforms they use, they have stated the rents fluctuate almost daily.  

I'd recommend utilizing an online landlord software platform that performs market syndication.

I offered to refund the cost of the credit report (that he paid directly to the property management platform that I use) and thought that would be the end of our interaction.

Also they find agents from some paid platforms where agents had to buy zip codes.
