Also, about 5 miles from this area is a fairly famous sports medicine hospital that draws professional athletes from all over the US, not an expert here, but I'd say it's more than a regional draw on that one.   

My pursuit of a professional sports career fell short (injuries) and I never made any money in that pursuit but I did gain some valuable experience in terms of work ethic and perseverance.

For me it was playing on adult rec. league sports teams.Its a good way to bond and networking just follows after the games.That's why Real estate is so great.

Great sports teams and great companies are there to win championships. - JB during the dot com boom made like a dozen be purchases of companies.

Debt platforms have an incredible flow of deals (sometimes lending against a vast variety of assets - mainly property, but often luxury boats, race cars, ultra sport cars, jewelry collections etc).

Now throw in the things like clothing stores, car sales, sporting goods, restaurants, grocery stores, hardware stores, etc and you have a vicious cycle of decline and contraction on a micro economic level. 

I'm mostly pursuing it bc it will be my first duplex and I really like the area (it is directly across the street from a beautiful 15 acre park with sports amenities, lakes, etc...).PITI will be $1050+/- so I feel fairly confident in the month to month debt service, and once I get the 3rd BR built in each, it should ARV around $160k and my LTV will be in the safe zone.As mentioned, do not try and play games with an owner occupant mortgage.
