Here is what I think I'm reading:The Lender's bid amount ($137,040.00) is the minimum opening bid amount.The Deficiency ($29,036.52) is the difference between the minimum opening bid and the total amount owed on the home.The Total Indebtedness ($166,076.52) is the total amount owed on the property.Am I reading this correctly?

I'm making an offer on a small multifamily non performing note and will negotiate with the seller to transfer title in lieu of chasing the deficiency, or worst case just foreclose.

Agreed K. but there is usually no requirment for the sale of property obtained through ED as it is acquired for the public purpose, they can do with what they like, pave over it, build a bridge or highway or seel it to Joe and Steve.
