If your dead set to enter this price point I would suggest you only do that if you can buy 10 to 20 of them very quickly so you can get set up and when you have a bummer it does not take down your whole investment.And remember its 1k each time you fly out to look at your gem... so your cash flow just went to 200 a month... travel to the markets for whatever reason folks don't put that into their expense category ... where it should go.

That said, I believe in every real estate transaction there are a few gems you can learn and the nugget  I got from this deal was the importance of specializing in a key market or area where you invest or buy property.

This is because the more active I am the more I run into the vacant gems.

It used to be nice so we decided it was worth a look and we found an overlooked gem.

I have served the PAY RENT OR VACATE notice and sat down with an attorney today to serve the official eviction to this gem of a person.    

Phx isn't the best market for Sub2's right now, but there are the gems here and there.

If I find a gem, I'll grab it (I already have my eye on a couple of possibilities).
