If you have a loan, you may wish to look into due-on-transfer clauses.

For those of you that have created a strong team (acquisition, contracting, finance, management, etc.) to streamline your investment portfolio--even from out of state--what has worked the best for you and/or what do you wish that you had done differently?

You, of course need to have a written agreement with them before selling the LLC to them and you will need to officially transfer ownership of the LLC to them using the legal means mandated by your state laws (check with a local RE attorney).This strategy is better than a double close because it's less risky and better than assigning contracts because offers are often made under LLC's so will be accepted more often than offers that stipulate assignment of contract.If you are already under contract under your own name or under the name of an LLC you do not wish to sell (like your company LLC), and your contract is not assignable, then you may be stuck with a double close.

Wish I'd gotten a line instead of the portfolio loan, as we could draw off it. 

I really wish my accountant had given me the heads-up he was depreciating the property and what that meant when I went to sell — but now it's an expensive lesson, I guess.Quick note for those who went for the "get a load of this entitled millennial who filed his taxes late one time" jugular — I imagine you're here to help people, and this is your friendly reminder that it doesn't cost anything to assume good intentions and be nice.

I wish I did because she got use to not having any roommates and refused the idea later.

Also have an understanding of housing demand versus supply for houses and apartment rents (I wish I considered those factors when buying my first home).Also, make sure you understand debt financing and you spending time modeling out your costs.
