The tenant moved few days ago and PM asking me how much I should deduct from the security deposit for the following:I have no experience on repair cost, that's why seeking for advise here.                     1.Tenant left trash/items at curb side, if still there please remove.2.Remove the potted plant stain on the concrete porch. 3.Remove/repaint railing of the front of the house, there is red paint.4.Replace 12 missing slats on the sliding door in kitchen.5.Crack sink in downs bathroom.6.Stopper in downstairs bathroom sink in missing.7.Repair poor patch job in downstairs laundry door frameHow much should be deduct for each and Anything that I shouldn't deduct?

And not all recorders allow it anyway... so much of this thread is why wholesaling as folks talk about is such a stain on the industry.you see these folks talking about how to sneak the buyer in .. by basically lying to the seller..

For the items you mentioned, I'd recommend changing out the carpets if there are stains, holes, burns, etc.

As far as carpet as long as it was cleaned and shampooed prior to move in then it is, as in, as is condition and you are not changing that.. it if has stains that didn't come out.. then you let them know the carpet condition was noted and they won't be charged for that stain.. get it done,, it's reasonable and programming garage openers are a pain so plan on googling the instructions for that..
