No matter how smooth, cheap and terrific the deal may be its always good business practice to have an exit clause (or two), especially if wholesaling is your primary exit strategy.

Depending on the scope of work to be done, I'm targeting projects between 30-90 days (SFH or multi) from purchase to listing, and need to put together a solid team on the ground that can get through multiple projects a year.I am hoping for some introductions to reliable and trustworthy contractors that have a great team of skilled labor partners to make everything run smoothly.

I have no idea who else had access to the building (previous property manager, etc) so want to stay on the safe side.The previous owner/landlord has owned the building for over 30 years so I want to make sure that this change of ownership goes as smoothly as possible.

In my experience it is worth it to pay for the process to be smooth and right rather than fast and dirty.
