I read rich dad poor dad and watched a YouTube video by Jay Morrison on buying a multi family home to get wealthy.  

Whilst I'm super interested in partaking in both flip and buy and hold over the next few years, I must admit, as a newbie I'm often left with a head spin trying to collate the relevant info regarding borrowing options, investing options and all the in between jargon.

It just asks them what their rent is, how long their lease is, what they paid for deposit, and a few other relevant questions.

Anyway it is extremely laudable that you took such a bold plunge into real estate investing without the relevant experience, not a major issue though as there are many here that would be willing to guide you. 

Take pictures and or videos of the place. 

One is online 24x7 like BP and youtube videos and another essential facet is belonging to a few local REIAs at the same time.  

Foremost was my current insurance but they will not handle student housing ie who I am renting to is very relevant..it's a question on the application.

Other than all that, everyone likes a killer home theater or a 3D video wall & ceiling in a night club (ever been to The Fremont Experience in Vegas?).

Either the numbers work or they don't, so what an ultimate property tax assessment represents on an item by item basis I don't see as particularly relevant.
