When you get old enough, you begin to notice a recurring pattern with certain things.  

Then on that particular day the charge will post automatically just like a recurring rent charge posts for a tenant.

Put a set percentage aside every month for recurring expenses as well as large future capital expenses (A/C Units, Roofing, Water Heaters, etc.)

I am newbie wholesaler as a solo dolo and wanted to get all yall's advice about my plan of action and anxieties.

It was much easier to learn the market & we had less anxiety about making a mistake based on someone else's judgment; Agent's and Buyers do NOT share interests.

As for the deposit, your lease should specify a timeframe for the deposit, as well as the first month's payment and all recurring payments over the duration of the lease.
