The main issues are: 1. gross revenue has been less than half the projections the PM initially provided and what is on AirDNA, and 2. gross revenue has dropped 30% from last year to this year despite me investing over $125K in improvements (new pool, new fire pit, new landscaping, new dog yard).

I would suggest always comping it on your own when buying it with HML and knowing the ARV before you purchase it but I originate both and most of my clients want to explore what the refi terms look like based on the ARV they are projecting.

I am a huge believer in that the actual Better strategy is being able to pivot and take what the market/numbers take you - i.e. at the start of the project, be open to Both (either a flip OR a BRRRR), whichever models out better for the individual project
