As you may know, Amazon is opening major distribution hub.

These two guys are great network hubs and can help you connect with even more likeminded people locally.  

They picked the location for a reason however, it is at the hub of two toll Roads (414 and 429) and is surrounded by lots of land for medical offices and naturally residential is growing in the area too. 

To my knowledge, there hasn't been a push in NJ to adopt less restrictive zoning near transit hubs (see CA SB 287).

Most often major market disruptors seem completely obvious in hindsight, yet completely unbelievable at the onset.In my area we have a large CapitalOne headquarters, one of their main national hubs, with covid they had to rapidly implement remote working for the entire staff, and they did.

East Coast's fastest expanding Hub. 

First it is harder cashflow in Hawaii than some of the other states, then often times the condos are on a land lease which makes it less desirable from a purely investment perspective, finally HI (from my limited understanding) has enacted increasingly strict STR regulations in many of the major tourist hubs.
