to add more about village rules...Any property non-owner occupied ( like us investors) needs to submit an as-is architectural plan, even if you are doing just a paint job - dollar amount does not matter, you also have to submit a refundable $10K bond as earlier mentioned.Final advice, do not try to do any work without permits!

Probably somewhere between $70-170 per square foot, depending on:- Your experience- Specific architectural design decisions- Level of finishes- How the project is managed (you or a GC)- Time of year- Type of contractors used- Above-grade vs. below-grade footprint- The amount of work required to get utilities to the structure- Your negotiating skill
