This is why getting the lease ahead of time with non-refundable deposit is important.Generally you want to be cap rate to cost of 9 to 9.5 minimum so when selling after resale costs you have a 200 basis point spread.

If you are saying 300k out of pocket for those 5 homes, I'd say use that 300K and look for one large apartment instead of spreading it out over 5 homes.

The other  issues I have with the rules are that I can go out and buy an Individual Note, which is highly risky, but not invest in many Note Funds that help spread out risk?

All depends on the terms ($15k spread out over 20-30 years at low interest is like $50 per month)  If it doesn’t affect the CF much, then who cares- it’s still a deal!
