Have the mechanicals been updated? 

I don't think someone should expect a title problem any more than one should expect a doctor to take out the wrong kidney or a car mechanic to replace the alternator when the problem is the battery. 

The mechanic that fixes your vehicle gets paid commission for the "fix" that gets you back on the road when your car breaks down.  

I am still wanting to manage all the tenant screening and so forth and am really just looking for the management of the property (mowing, maintenance on major mechanicals, responding to needs, and occasional inspection that the property is being cared for).

If you have a mechanic in that garage for several years, think about how much oil, petrol, and other chemicals might seep into the ground.

Replace all the bad flappers, flushing mechanisms, or entire toilets.

Crawlspace/foundation, roof, and mechanicals are usually my most expensive items to look for

Everyone seems to have a slightly different mechanism of calculating the splits, so I would reach out to them and see if they can walk you through the calculation.We use an investor management platform that calculates the splits (to the penny), keeps an audit trail, tracks accrued distributions (if you are doing development or heavy value add), etc.

Sometimes you can get mechanical and equipment breakdown as part of a BOP.We write in Florida and have 20ish carriers that likely fit your needs. 

For what it’s worth what I have noticed is the wealthier and more successful the person the less is his/her desire to retire because they love their professions and those professions have long outlived their utility as a mechanism of paying bills!
