I did exclusively stocks 1992-2004, then added in some real estate (buy and hold, self managed) about 2004 to present and it was like becoming a different species (like a fish suddenly becoming a land animal)...Whole different ball game.

You can adjust and do what I call reverse BRRRR which is buy with tenants, rent, and wait for it to marinate and then rehab, refinance, but that's leaving more money in the property.

Well, I don't want to say it was a huge mistake but it definitely could've been avoided and had a lot more money to invest by taking advantage of BiggerPockets and finding more local coaches/mentors which I happened to do with my real estate brokerage after separating from the Marines after 6 years of active duty.

The cost to develop the land per acre is key based on the topography and if the land is in a flood plain or had endangered species water streams and trees etc.
