I’m wondering what the difference is going to be for the electric bill, assuming the same sq footage.

You pay an HOA fee and it covers electricity, maintenance, utilities, etc.

Also where I can get appliances such as ovens, refrigerators, dishwashers and sinks for wholesale prices.

The only difference is that the actual electric bill would remain the same and not be reduced.

I had their utilities disconnected, electric meter pulled. 

I did not ask the electric company to pay for my hotel for 8 and 7 days.

The duplex needed a roof and full electrical rewiring among other things.I let the renter stay for free for the first year and he and I rehabbed the duplex.

But I now have the following things that I cannot even put a monetary value as a result of doing it:A good and reliable contractor who is ready to help me grow my business and work on future projects.An electrician, who I met AS A RESULT of the my contractor.A great handyman and gardener, who I met, AS A RESULT of my tenants.A fairly thorough working knowledge of how to replace a roof, run plumbing, electrical, hang drywall, lay tile, and the overall costs associated with the replacement and repair of all these things.

I come from a HVAC and electrical background, but I am somewhat of a jack of all trades.
