Now you have 2 properties and still have all your equity from your sale.The good thing is, you have options, because you have capital and your VA entitlement, which can be a great combination if you want to have rental properties.But as far as renting vs buying now, there is no crystal ball. 

No one has a crystal ball to know what housing prices are going to do here in San Diego over the next 5 years, but I think it's safe to say that interest rates are going to go up.

Telling new investors who are looking to house hack to look for seller financing is telling them to spend a year tossing air into the wind in hopes it turns into a crystal.

Gallinelli's book is not a crystal ball, but gives you the tools to help decide which way it is likely to go.
