A business plan is a good idea to craft, as it also allows investors to visualize the big picture, which helps you maintain focus on the important goals rather than on any minor setbacks.Real estate investing can be complicated and demanding, and a solid plan can keep investors organized and on task.

That included pumping out, visual inspection, verification of leach field, re-fill with clean water & replacing the cover with some stupid green plastic thing the county now requires & which could be taken off by any 8-year-old.

It's a great place to start and can help you visualize the numbers in a way that a spreadsheet generally can't (unless you're crafty with adding graphs and whatnot which I am not). 

They don't really show you visually where everything is at the moment.  

The damage to the house isn't horrible, but its definitely a big job, and confined to the 2nd story (mostly, gauging from external visual inspection only). 

Some visually inspect the property looking for code violations — so I hear.

And in my area, you can have a GFI with no ground and it will pass city inspection IF it is marked as having no ground visually.

I am happy where I am live now, however I like the idea and can visualize lowering my monthly mortgage expense as Scott Trench mentions in his book set for life that Your mortgage expense is your biggest living expense.

Not sure how you present the information, but I found that a visual always helps.
