@Zoe Mercier, certainly, if you have the means to "to buy several distressed properties to rehab", why indeed would you sell them rather than rent them out?

I've been interested in investing in alternative asset classes for a long time now and recently built an Art Investment platform/Auction price Prediction engine for high-end art in the Hong Kong and Macau area. 

Then if tenants decide to to stay, sweet life is good.

If the property is in such good condition, why wouldnt he just list to to get top dollar?

The next step will of course to to find out the actual Market Value of the asset if my initial rudimentary analysis is promising and to dig into more valid information such as confirming estimated taxes, class of neighborhood (A,B,C,) and etc.

Just to explain why I think that I can increase the rents, it's because I plan to to incorporate an oversized 2-car garage that is behind the studio into the second unit.  

My estimated cap rate is so low due to to extremely low rents.
