I just ran some comps and homes in Northern Liberties are still selling above market price in under 30 days, most under 15....A home for 1.4M sold the same day it was listed 10/27/22...I suppose people trying to lock in the 8% rate we are at now...

@Steve MorrisMost of the places I go into fall into a few categories:1) a place that needs more in repairs than what they could sell it for2) sub 100k homes in distress that wouldn’t generate much for a realtor3) they don’t want to have folks come through their house - a very good wholesaler has buyers that they work with regularly and don’t need to trot folks through like an agent4) they don’t like realtors 5) they don’t want their neighbors to know they are selling 6) they want someone that can execute in under 30 daysWholesale markets exist for a reason.

I think rates are going to come down, but I don't think they're going to go down to anywhere near as low as they were.You could run the numbers knocking 2 points off the loan interest rate and see what kind of cash flow you would be bringing in under those circumstances, understanding that there's no guarantee you can refinance at a lower rate.

There is drainage (ditches) all around the block and my home has gutters taking water away from the house, but seems the rain storm cause a flood around my house where the water level rose above the slab line and creeped in under the walls.
