I think each person will decide when and where to use their personal information (SS#, birthdate, picture ID, finger print, etc.), and yes, landlords requiring SS# may miss out on "good" applicants.

Essentially, what they are saying (assuming their crap is true), the mortgagee will get a payoff request has no idea about the FHA program they are trying to use and will unknowingly sell you the loan when the same 80% recovery of FMV is at their finger tips.

I have a few condos (each of which is worth much more than the SFHs combined) which have appreciated at 7% a year over the past 3 years, I saw little to no cashflow from these but expenses were HOA+taxes 100% of the time, never had to lift a finger doing anything.
