@David Leggett I'm late to this thread but I think if you factor is debt service (which maybe the other person is) Then perhaps you're not really clearing that full $900 a month. 

The distance from the factory and the amount of modular a manufacturer does is important to the quality, delivery time, expertise and the costs.

Foxconn promised something similar in Harrisburg, where they were going to  invest $40 million over a two year period on a factory that promised 500 jobs.  

Homes built after the late 80s may have 6” walls and good insulation in them from the factory so the overall quality is much better.

The most important factor is that the QI must be involved prior to the closing of your sale. 

@Karen Margrave I might have shown you what my aviation partner is up to.https://www.relevantbuildings.com/   the OP might want to drive up to Canby and see his factory they are not like Park model mobile homes.. these are more substantial.

Its hard to put this into practice when things like family get involved, but when you hear this from multiple different sources.. its really indicative of how important this factor is.
