I have tried a million variations of that type of deal and I couldn't ever get it to work...  

Now i am 26 years young and ready to take on the world my passion for real estate has since grown and am very excited to see how "BiggerPockets" will aid met throughout my trials ..

Thats a good question that you posed, I have a feeling Im going to have a fair bit of trial and error in my business...which is good as long as I learn from it, so its hard for me to say which is better.  

I discovered this by trial and error--working away on floors but finding it is actually in the walls (so don't tear up subfloor if it still has lingering odor, but see below)....So my final step in the pet urine disaster is to TSP all the walls and ceilings, rinse, and then apply Kilz or equivalent sealer designed for odors.

Generally from an institutional lender, yes, after the trial period is over and it is permanently modified.  

Thank you both for the advice, I am gradually collecting information to help me make smart moves without making too many "trial by error" mistakes. 

As such, I go through a lot of the same trials as most other beginner real estate investors as I try to prioritize the right things to make the most of my time.We own a couple of buy-and-hold properties, and our long term goal is to grow that part of the business to have good passive income, with an eye towards an early retirement (though that's still a good 30 years away!).

If you've thoroughly shown your benefits and services by working with them so far, tell them that's a "trial period" of what's to come later and talk with them about the agreement. 

(I guess I referred to it a CRM which added to the confusion)  Notedashboard has a trial month that is free for your 1st 1-10 notes that you wish to manage but thereafter there is a monthly fee based on the number of notes you are managing.
