And yes, tenants have to sign the lease and the landlord and tenant both should have a soft and hard copy of the lease just to make the process smooth.

I am hoping to spend 10 to 15% in Soft costs, 10 to 15% in Closing, Financing and Appraisal, 40 to 50% in Hard costs. 20 to 25% will be the equity that i would like to have by the time its done.
