@Nathan James Smithee How did you arrive at your numbers for the soft costs. Vacancy of 5% is your tenant staying an average of 20 months. Repair budget is fine but light on capex. I analyze at 10%, ort $100 per month minimum. All items wear out. You can do a capex budget. Roof 25 year life span, floors 10 years, hvac 20 years, appliances and hot water heater 12 years, etc. 

You do that extensive of a remodel your tax will most likely double. When you refinance you will not get a 0% loan.
