The only properties I have bought out of state are turnkeys or ones I can drive to in a few hours or less.

In FME when pricing is "too high", by nature it opens a door for new competitors to emerge competing on price, driving market prices DOWN. 

You can drive by them, you can maybe press your nose against a window to look and see what you can see if the property is abandoned... but you don't know what you don't know about the property.We have bought 4 properties through foreclosure.  3 worked out about as we expected.

For investors in resort-owned areas this would seem to be a beneficial thing as it will limit STRs to those areas only, likely driving up prices.

Networking with local real estate agents, joining real estate investment groups, and even driving around neighborhoods looking for potential properties can help you get started.  

My question is: is it safe for me to be just put a lien on the property, instead of put my name on the title? 

If you're not familiar with the area, I would  come for a weekend and drive/walk through areas you might be interested in.

All stainless, dishwasher safe...what more could you want!
