@Jared Weston I do actually own a home that has some equity in it that I am currently renting and cash flowing about $450 a month on, but it is also in a pretty hot real estate area where they are building shopping centers new homes a marina so I really want to let it ride for a while longer and see what that market does.

it is zoned farm/forest, but I think there are some different options still under thatI was in the land timber business in Oregon for a decade before I just morphed into developing and building.so have owned literally hundreds of parcels zoned farm / forest.

CA and then morphed into timber in the Pacific northwest I no longer work at the street level for fees.. out west there are plenty of really good land brokers.. you just need ones that specialize in ranch and range land.
