Rural property in OR..Looking for tips, strategies and partners

A couple years ago I bought a 28 acre farm in SW Oregon thinking that it would be a secondary get away for me, but Im not there enough to justify the cost.  I'm in the process of renting out the 2 bd 1 bath 954 sq ft  trailer cabin.  Renting it out at 850 will give me a monthly cash flow of about $300.  I think the property has so much potential. its 45 minutes from the Oregon coast, its in the Umpqua wine region.  68 miles from the Bandon Dunes golf resort. I thought of Air bnb yurts on it, building a amphitheater, expanding the farm for livestock.  Just curious to hear what other real estate investors would do with it.  I bought for 110K in 2015, realtor would list it for 199 now.

I was in the land timber business in Oregon for a decade before I just morphed into developing and building.

so have owned literally hundreds of parcels zoned farm / forest.  you may have some little nuances in a certain county.

I did get a zip line approved on farm forest Timber zone on my 700 acre tree farm.. so I know some of this can happen. but its pretty tough.. do any major business that are not geared to ag or farm forest activities.
