The right side has some issues that need imimadte attention , my idea is to ask my ride side tenants to move into the left side so I can rehab the worst side first . 

If you're really sincere and show you're prepared, you may catch them on a good day and can just ride around with them.  

We all are trying our best on this beautiful ride we call life.

It can be a crazy ride, but the rewards can be huge.

Everyone walks or ride bikes or plays pickup games at the Activity center, and the taxes are pretty good, lots of community activities, nice library, etc.

It will be an exciting ride !

Recently it was in a tornado zone and had massive hail damage. 

I AirBnB a couple of my spots and as I said in a previous post, if you have a decent location you are getting a nice to huge premium using AirBnB over normal rents.The long term forecast is much less rosy as city's look to extort more taxes and fees, the hotel lobby mobilizes against AirBnB, and the market becomes saturated thus lowering the margins.My advice is to ride the gravey train while you can and if your buying mainly to AirBnB look for additional exit strategys

A total rehab like you stated will always have it's ups and downs but the ability to ride those out, and keep focus through the months of potential issues is what makes for a successful rehabber.

Renting is what he   needs to do, not with an option to buy at 120 either.Your friend is stuck, can't correct his mistakes by passing on his problem to someone else, he needs to ride it out now, 5 years ago was the time to get rid of it.
