If you continue failing to screen properly, trying to solve tenant drama and babysitting, and then pull out the nuclear option (eviction) over every little thing, you’ll lose money and get ulcers being a landlord.

If you have the time and patience to resume occupancy and meet the two of last five years ownership AND occupancy tests, then I would opt for a tax free deal over a tax deferred deal.

I put in an add that describes the position .. what minimum qualifications you should have .. and an e mail to scan and transmit your Resume' for review if interest we will call you in for a interview.that's how I have gone about hiring folks..

Depending on the borrower's financial statement and resume (latter plays a big role, namely in terms of commercial & investment ownership/management experience), and the property specifics (location, Income/expense, condition), lenders could want closer to 30%, sometimes more.  25% is possible, but I'd plan on 30% to be safe.

And if you find a 50% ARV (assuming you did your math right) and only need to put 10-15% into the rehab of the property, then short of a nuclear war, you’ll probably have a hard time trying to lose money on that kind of deal.
