😃Some good points made here ... however, I would also caution against getting all your advise on BP from inexperienced investors who have not yet made it through a complete RE cycle and have only ever known "green pastures" with no drought.

Then you can much more quickly pay off your HELOC and repeat the process over and over again.There is much more detail to this method, but gives you a quick idea that your one pot of money (the HELOC) can be recycled and used to buy more and more properties.

Even the best tenant when they loose their job and can get a few more months of free rent by being evicted vs living in mom's basement or sharing another rental with the brother's family, will stay and milk that eviction as long as they can.
