You cannot recycle your cash as quickly as you can with Burrr investing, but frankly not everyone has the time to do that. 

When my partner and I buy a deal, we want to be able to recycle our capital.

A standard large trash bin per unit with a family of four should not need more than 2 pick ups per week with regular trash.Does your current provider offer the recycle bins??

I have used Habitat for Humanity stores, and other construction material recycle stores, to great advantage also.

The cost to maintain them is also higher due to EPA regulations around refrigerant handling (licensing, recovery/recycling, etc.)The maintenance costs of these units, therefore, may be higher in the long run than shelling out now to replace them with newer technology systems.

So if you want to use the HELOC, I would push towards a BRRRR where you can then repay the HELOC and recycle it.
