Now she was at a point that she was just sick and tired of the bad renters & repairs every time a renter moved in & out and she just wanted to get rid of it.She then tells me she owes about $26,000 to a private lender and it will take 30K for her to walk away.

Honestly, might sound vanilla or plain, but you can never go wrong with subway tile now a days.

During a walk-through of my property today, my contractor says that my 1966-built single family with basement will need hard-wired detectors: Plain old smoke detectors in bedroom, and combo smoke/monoxide detectors near bottom landing of basement stairway and another one near the furnace. 

And that's just some of the planning stage.I won't even get into the 25 or 30 different permits you'll be required to obtain, their costs and their impact on your budget.Now think about the Federal regulations that are in place from Wetlands to Flood Plain Issues to Storm Water Management to National Pollutant Discharge Elimination Systems to Erosion Control during the construction/development phases.

Check flood plain status  especially with the FEMA changes. 

If you're sick and can't get into the doctors for a day or two you just wait it out. 

The money is great, but the feeling I get when I see my commissions dwindle due to taxes after all my hard work selling complex products, I get sick to my stomach.

If you are just doing a plain jane replacement job like you see on the Home Depot or Lowe's do it your self video page and really are just replacing the wood sashes with a white vinyl pocket window then yes, you could do cheaper.
