Personally I try to push out my terms on all my loans even when investments could cash flow on shorter term loans.

1. coaching- all of the "coaches" were newbies themselves with about 1 year of experience and about 1 deal under their belts and they always disappear after 2-3 months and get replaced with new "coaches".2. networking- they have a FB group, populated primarily by other newbies. go there to answer questions, and it's likely you'll get other newbies saying "good question". there are lots of newbies hoping to get into a deal, but who wants to put together a team where every single person is brand new with no experience?

I personally think that a win for someone close to us, especially our children should be considered a win for ourselves.What’s your thoughts?

You need to rewrite the entire policy.If it was insured as a rental under your personal name, then transferred to an LLC, the insurance carrier would pay covered claims.*** Please note, the claim check would be made out to the Named Insured (your personal name), not the LLC.  

The trust preparer suggested we put our rental properties into the trust as they are currently owned personally.
