I know of a couple that are up your way but full names escape me at the moment.

If I am buying it for $200,000 I was figuring total cost to me at about $13,000-14,000.

I decided that might be too risky for me at the moment so I continued to try to think "out of the box" to the best of my abilities, and upon doing some research I came across a real estate investing strategy known as "wholesaling".

But if it appraises by even 1%, that's an extray $1,000 in equity, bringing my effective return to 10% ($1,000 cash flow and $1,000 appreciation), also, if I amortize it over 15years, I could have another $2,000 paid down in principal (just using a round guestimated number) putting me at $4,000 added in wealthy with $20k put down, giving me a 20% return, effectively.Am I looking at this correctly?

Now then, on to the meat and potatoes of the thing.

Why don't you do another mailing to the same list, but this time include a sentence or two that says: "If you previously responded to this mailing, please call me at [INSERT A NEW/DIFFERENT PHONE NUMBER from the first mailing].

You will need help from someone, friend or family because no one else is going to lend you enough money.The second issue is it takes me at least 4 months to flip if everything goes perfect!
