Even if you disclose that you are an agent who is not acting in any form of agency with the seller, but instead looking to make a profit you can still run into trouble.If the commission thinks that you used your "superior" knowledge over a "regular" citizen to steal equity you can end up in hot water.Ex: You tell Granny you will give her 20k for her house then you flip the contract to somebody for 40k.

I met another person later on that connected me to agency (cold-calling) sales and I found out that I was amazing at it along with business intelligence - I did pretty well, but high-commission / low salary isn't a gig that is sustainable in the military recruiting field.

As others have stated, never let anyone have the keys...either its you or the tenant that lets others in.Also, check local laws as I notice another poster above (Damon) mentioned that Texas required the double keyed deadbolts, but in Massachusetts, they are forbidden by some gov't agencies.
