But, if that was the case, he could just sell it for less now.So, you'd need that one type of seller, who is ready to get rid of it, and can wait to receive the money piece-meal over 10 years. 

Here's hoping he pulls through and lives a much longer and healthier life, but in the event he does not, his son will gain the property at a stepped up basis.  

I would look to add value for this higher rent by allowing easier lease breaking, providing monthly cleaner ( also a way to keep eyes on the property) monthly home cooked meal in the home and a driver for one night a month.

The last option is their story might be 100% true but experience says it's not worth your time digging through the facts to figure out which is true.On another note, for waitresses, most meals are paid for with a CC and so tips are also paid with CC.

We piece mealed renovations on the other 3 apartments and still have more renovation to go for those 3 apartments.  

I stopped going out on weekends, buying overpriced drinks, and started preparing all of my own meals at home.

You could even bike to work in good weather and get healthier while saving on commuting costs.

The tenants can't afford to go out to eat, so the restaurants have to give them free sit down meals?
