(Don't tell anyone but the answer is pretend you are me and you get leads... and women.. ugh sometimes even men... when that happens tell them you don't swing that way.. because they are relentless ...well if you do.. fly that flag high my brother!)

Calling the above out as an inappropriate, sexist comment that is uncalled for, especially as @BiggerPockets (and investing in general) is trying to attract more women.

This is like running an ad on a dating site saying I only am interested in unemployed morbidly obese women with body odor

Advise for "older" investors runs from go for it, you have a lot of years left, why bother you only have a few years left, just be safe you don't want to loose the money you have, depends on your risk tolerance, what's your plan old man (I didn't find any women asking the question), to you are retired where would you get the money, etc.

However, with that being said, if personally gaining this knowledge gave this investor fulfillment or a renewed empowered sense of control - to them it might be very worth it.   

And no one could view the property because their probation officer did not want anyone in the property--especially since women or children would be at risk.You never really know what the situation is.

It's the first time I am encountering applicants with very low credit scores, several children, and no bank accounts. 2 divorced women, 6 kids, no alimony, very brief rental history.
