It's hard to run when it is really cold or really hot outside.Optimal here is little to no wind about 75 with almost no humidity is perfect.This is only a few months out of the year here.I only run gravel compact at the park.The street sidewalks are bad on the joints and you inhale the car fumes.The treadmill at the gym is also bad impact on the knee joints.So I run when I can outside and then mix in the other items.This way I have indoor and outdoor exercises.You don't have an excuse and can stay consistent without mattering what they weather is doing.

The appraisal cost for an SFR isn't proportional to the loan amount, neither are title checks, or any of the other "standard" things that go into a loan closing.

Costs to do things (read: repairs, etc.) are higher here in California that a lot of midwest but it's not proportional to the delta in terms of rents.But in the favor of Baltimore, I think you missed out on compounding the *extra* cash-flow.

Having come from multi-family (albeit on a small scale- 31 units) I can say beyond a shadow of a doubt that my storage investments (also a proportionally small scale -460 units covering 50,000 sq. ft.) require FAR less of my personal bandwidth than my MF did/does (still have 14 units and dwindling!).
