Act as a RE agent that you are.. get a buyer if its a great deal that would not be hard.. sell it to them make your commish then get the list back  rinse repeat about 20 times a year and make your self a few hundred grand with NO MOney out of your pocket other than normal business expenses anyone would have when you have your own business that provides you a 6 figure income.on the credit side I don't think folks realize how devastating it is to let your credit slide.. at least when you then want to get credit.. if there is anything for younger up and coming folks to hone in on is the disability you place yourself in when you cannot manage your personal credit and you let it get bad.

NOw on Craigs list you have scammer after scammer.. so I suspect some amount of phone qualifying would be in order.When one is in the sales business.. what is one's time worth.. your time is to sell. if that involves a drive well that's your choice.but basically its Qualify present and close.. has been that way for hundreds of years.when I used buy homes like this  we targeted what we wanted and we door knocked simple as that the only time we went to mail or phone is if they lived in another state..

Some areas you can concentrate your efforts in are 1) Ruskin - New amazon warehouse employing several hundreds of people here2) Lithia / Fishhawk area - Great schools but beware of high CDD + HOA + Property taxes that'll eat into your COC return3) Winter Garden - Booming market in orange county, has a new hospital and several new business coming up.

The couple is behind on paying me rent by a few hundred dollars, and the guy wants to apply his half of the security deposit to pay part of what he owes me (and pay me the rest in cash).I'm a bit overwhelmed by the newness of this.
