In about a year I’ll graduate with my MS in Data Analytics and I’ll probably be looking for a new job if I don’t get a raise/promotion/ new job at my current company.

@Jason Thompson Waiting can easily become analysis paralysis or analytical procrastinating.

Marriott and Hilton have access to in-depth data and analytics that they use to justify building a hotel, so if they build one, you can siphon off some of their customers with your STR. 

I now have some workable formulas now though and have exercised some analytic muscles.

I know there have been other companies pitching the predictive analytics.

I have an extensive IT background working with big data, databases, analytics just to name a few.   

Who cares what an emerging market is - your thinking is too analytical - go out and look at properties - you are thinking too much about stuff that don't mean a hill of beans.The only plan you need is how to find cash flow or equity real estate -Learn creative financing techniques.Good luck
