If I am right great, wrong it’s ok too as long as I have my business ready to pivot based on what’s going onOne thing I did see yesterday that I thought was interesting was the fed funds rate is targeted to be 4.75% by end of next year (current target - if it’s lower then economy is going worse than anticipated), but back in 2005-2007 ish that’s where the fed funds rate say and rates were in the high 5’s to mid 6’s.

Once you find a house that you believe would be a good rental, meaning desirable to your target market of customers (people within a couple of mile radius of the place), and all of the costs of monthly ownership that you can accurately project fall below the rental amounts that you project that you can get from your target customers, then you have a possible business asset that you can use to produce income, and have renters pay down the mortgage, while hopefully it goes up in value at least with the rest of the economy.

I think REIA tends to be narrower in focus because these types of groups are targeted toward beginners.

If you are going to keep this CT property for a long period of time, and the fixed-rate loan lets you cashflow your target amount it will not matter 10 years from now you paid 10,000-20,000 over what you think it was worth.
