I'd like to see a few different variations and examples as I do my research.

As an insurance professional who knows something of actuarial data, there's not enough variation to warrant sweeping changes.

Landlords are so short-sighted when it comes to hiring property management companies and always mention some variation of, "but 8% is a lot..." nearsightedness.How much do you really know about the following:1) Fair Housing laws2) Fair Credit Reporting Act3) Consumer Privacy Protection laws4) Local rental ordinances5) State eviction laws and procedures6) Etc...Everyone thinks property management is easy until something goes wrong...

I used variations of this for years. when I was buying all my pre foreclosure sub too's in ORegon  before the laws changed and its no longer legal to do so in the manner most people go about it.

Everyone, myself included, have slight variations.

For taxes, I don't really there being much variation in how things are taxed, at least from a federal side - of course many states have their own issues.

I would say chances are good you'll find a deal in that (100) too.Only variations here would involve you being decently tech savvy, creating an excel sheet, then mail merging the list into Word and printing a handwriting style font onto your envelopes to mail.

If you look at PASSIVE single-family investing, i.e. pick a random, well-maintained property at fair market value (and yes, obviously there will be large regional variations - I'm talking averages), you're probably going to need at least a 40% down payment to just not have negative cash flow.

***The last issue I would like to address is the comment made above by poster ‘Kyle Kevin’…While this name or its variations are not found in either current or past subscribers to REIPro, we have only ever had ONE complaint that even resembles what he is claiming to have happened to him, so I am fairly positive that this is the case he is referring to, so I would like to take the opportunity to clarify what actually occurred.

I did get a chance to visit some of the neighborhoods and got much of the same vibe -- lots of variation from block to block.
