I would say chances are good you'll find a deal in that (100) too.Only variations here would involve you being decently tech savvy, creating an excel sheet, then mail merging the list into Word and printing a handwriting style font onto your envelopes to mail.

If you look at PASSIVE single-family investing, i.e. pick a random, well-maintained property at fair market value (and yes, obviously there will be large regional variations - I'm talking averages), you're probably going to need at least a 40% down payment to just not have negative cash flow.

***The last issue I would like to address is the comment made above by poster ‘Kyle Kevin’…While this name or its variations are not found in either current or past subscribers to REIPro, we have only ever had ONE complaint that even resembles what he is claiming to have happened to him, so I am fairly positive that this is the case he is referring to, so I would like to take the opportunity to clarify what actually occurred.
