You could try negotiating buy offering to agree to higher interest rate, higher monthly or more down in exchange for a 30yr but then you're kind of defeating the purpose.

3) Has anyone used a 1031 exchange with a brrrr method strategy?

From what I've researched thus far the only option would be to rent out the house and then later do a 1031 exchange.
