Try educating tenant on appliance and regular maintenance that needed, such as replacing furnace filter. and make sure communication is done properly in right format, like text messages and then follow up with call, if in need of Maintenace repair.

I have heard these tenants are difficult particularly with the house maintenance and timely payments that I why I like to have more of a security deposit, just in case no payment or damage to the house happens. how more fair can it become?

My biggest issues so far is that they have had some labor issues on the maintenance staff but this is everywhere and i believe will work itself out in the coming months.

@Jesse Santos whenever a prospective tenant wants to negotiate I tell them: “sure we’re always willing to accept more”, and then I don’t say another word.As a rule of thumb, if you enter into the negotiating game with a prospective tenant early on, you will be living with that their entire tenancy on all their maintenance requests, late payments, pet requests, etc.They have already shown you who they are as you thought the initial negotiations were over and then they brought you to round two.

So go to Zillow rentals and figure out what that rents for… in my area that’s around $1.15/sqft or around $1150/month.From there it’s a math equation… $1150 minus principle, interest, taxes, insurance and $100 maintenance reserve equals my expected cash flow.
