Springfield saw a slight increase in listing inventory, consistently performing better than the previous year.

New Bedford Listing Inventory is performing well and does better than the previous year (minus the big swing in February).

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

We currently have 6 SFHs and an 8 unit, and our portfolio has performed a lot better across the last 4 years than we ever expected.We're currently under contract on a 35-unit apartment building.

Both impressive with their expectations and training of their staff as well as their ability to perform. 

Hi Ashley,Likely the biggest bottleneck would be the rehab - making sure you have a good contractor that can perform affordably on time with quality.

They have huge turnover, replace experts with total know-nothings, lie/ tap dance/ delay delay delay and constantly fail to perform.

Both of them are by the bedroom and this new one I just completed a master bedroom build added on to the back of the house with a private entrance for myself so I’m currently renting out the other 3 beds.Which cost me thousands more than I expected due to contractors not performing like I had expected etc etc.

As mentioned previously, some HOA's charge a fee every time you rent and this could influence your bottom line.
