If your local REIA has a newsletter, you can see what types of companies advertise in there to get a more inclusive list.Some others that come to mind are closing / escrow / settlement / title companies, 1031 exchange specialists, self-directed IRA (SDIRA) custodians, list brokers (data services that are used to supply marketing leads).

We checked a few places around Hudson and Essex Counties, and the businesses on 1&9 in Jersey City had the best prices, ~$29/sqft all inclusive (some with sink, some as an add on).

The scenario typically plays out as follows:We report to the lender what we are earning for rent (and provide leases when requested); The lender usually says the amount we are earning is over market and not sustainable;They then attribute market rent to each unit of the house and include that amount at 50% - 70% depending on their inclusion rate.The first time it happened, I try to make the case for including the actual rent and the lender countered that they could attribute market rent or strike the property's income (but not its debt) from their calculations.Now, Canadian lenders are traditionally more conservative in their underwriting practices than those in the U.S.A., so you may be fine getting a lender to consider your actual rent on the property.

Are there companies or systems out there implementing a strategy that would incorporate a contract stipulating something along the lines of, "We will acquire this mutually agreed upon property, buy and renovate it with our investor capital and sell it to you (the customer) for x amount which is inclusive of our profit."?
