Hello,If I purchase a rental property in Miami this year and close under my name initially, and then transfer the title to a LLC the same year, do I need to anticipate TWO times the property tax hike for next year?

For illustration purposes if a tenant or passerby trips and becomes  hurt because of a premises liability event, if you discriminate against a tenant or buyer, fail to pay your contractor for work that was performed or any of the many fact patterns that could lead to claim exposure presents itself do you really believe your identity is going to stop a plaintiffs attorney from filing a claim, lien etc?

I prefer to get a title to real estate when I invest in it.

Get some referrals from your investor network or title companies. 

You will not wind up with any properties and if you do selling them will be tough because the property's title from a tax sale deed will not qualify for title insurance for many years.

Is it legal to do an off-market transaction straight through the title company without using the agent? 

Im in the final phase of rehab after a couple of delays, and since im coming out of a rehab they allow cash out refi after 3 months on title, which is another plus

The day before the closing the title guy called me asking if I had the lien release.
