In Fall 2022 I bought a 3/2 (half of a duplex) in a neighborhood that’s in the early stages of up and coming, my thought was to get a rental to break even or lightly cash flow and appreciate over time as the neighborhood improved.

IE: If someone fall through a rotten step would be negligence because you didn't get it fixed asap, where as kicking someone out because they didn't follow the rules, that is contract dispute.

Maybe wouldn’t be in the banks intrest as rate are falling but what about in the environment that we are in when rates are going up.

Plan on this being a live in renovation, ultimately preparing for the fall semester in August when tenants would move in.

You will be hard pressed finding a lender who tells you they have never had a deal fall apart due to a low valuation.

The current atmosphere is tough and more will fall, we just need to avoid as best we can.  

Hi BP, Wanted to share an overdue update on the 203K+basement conversion project.Good news is it’s done, I’m still confident in the original ARV estimated (and that was for fall 2023 market), and I think it looks great!

Do not stress, and please make sure you have someone from your team that will not say the sky is falling, and charge you 5k when the material will be less than a few hundred , unless needs full room carpeted.
